Do an online search for “short-term Miami rentals” and the matches seemingly go on for miles. It’s further proof of a trend that has taken hold in and around the Magic City, that being the desire to own condominiums with few of yesteryear’s inflexible restrictions.
Miami is a prime vacation target for tens of millions of domestic and international travelers annually, many of them jetsetters. So the demand for condominiums available on a short-term rental basis continues to grow. Along with that growth comes a steadily increasing supply of luxury properties that offer great locations, upscale finishes and complete amenity collections, and give buyers flexibility to live there or rent out.
Among them: The Rider Residences, which is offering buyers the opportunity to live in the dynamic enclave of Wynwood, or rent out the units they own short or long-term to well-heeled vacationers who like the idea of residing for a month or year in a fast-rising enclave next to a rail station. Other examples: 600 Miami Worldcenter, offering furnished residences with Airbnb rental capacity, Lofty Brickell, with turnkey penthouses designed by Artefacto, and Visions at Brickell, with residences delivered turnkey.
The Rider at Wynwood
The latest development from Rilea Group, The Rider Residences is a 12-story, 146-unit boutique property designed by Deforma Studios with interiors by RADYCA. It offers easy access to not only Wynwood but Midtown and the Design District.
Buyers of the turnkey units priced from the $600,000s to more than $1.8 million can choose from fully furnished studios, one-, two- and three-bedroom residences, some offering dens and half baths. Amenities include a Peloton-equipped gym, listening room and rooftop deck, equipped with a pool, restaurant and speakeasy bar.
But of more salience to many purchasers, they can enjoy the liberating feeling of either residing in their homes themselves, or renting them out on a short-term or long-term basis without restrictions. Likely appealing to their prospective renters is a planned Wynwood station on Florida’s Northeast Corridor rail line, one of six new stations Brightline is building, allowing renters a welcome liberation from car ownership.
According to the Wynwood Business Improvement District, Wynwood now witnesses more than 15 million visitors annually. Not long ago a district of gray industrial buildings, it’s become a neighborhood of colorful murals and head-spinning street art, as well as shopping, dining and nightlife. Seeking a toehold in an enclave likely to trigger creativity and innovation, household name entities like Sony Music, Gensler Architecture, Spotify, Live Nation and TikTok’s parent company have all established offices in the district.
“The Rider was concepted with high-net-worth jetsetters and investors in mind,” says Diego Ojeda, Rilea Group president. “The new American dream is having multiple residences to call home. [With] no rental restrictions, residents have the flexibility to live in the unit full-time and rent it out when traveling somewhere for additional income.”
Completion of The Rider Residences is scheduled for fourth quarter, 2026.
600 Miami Worldcenter
Heart of Downtown Miami’s latest high-end living experience is this 32-story, 579-unit luxury tower, offering fully furnished studio, one- and two-bedroom residences priced from the low $400s with no rental restrictions. Set in the $3 billion Miami Worldcenter, the nation’s second largest — and among its most dynamic — urban developments, 600 Miami Worldcenter offers a range of amenities that include coworking spaces, outdoor spaces, fitness center, resident lounge and rooftop deck with pool and summer kitchen.
Visions at Brickell
Developed by Urban Network Capital Group and slated for delivery next year, Visions at Brickell is a boutique condo-hotel a short stroll from Coral Way, the lovely historic urban boulevard that ties Brickell with Coral Gables. Offered turnkey, its 111 sophisticated residences will serve up panoramic views of both Biscayne Bay and the Miami skyline. The property’s marketing materials proudly proclaim “No Rental Restrictions.”
Lofty Brickell
The 362 fully furnished one- to three-bedroom residences at this Newgard Development Group property go for $1 million to $3.5 million. Lofty Brickell is termed a “building purposefully designed, built and licensed for luxury stays without rental restrictions.”
